What are floorplan services?

Floorplan services are just what they sound like: Based on your requirements, an appraiser will measure the property's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and sometimes necessary when disputing property taxes or selling a property.

How do floorplan services work?

During a home measurement service, a certified appraiser measures your home with a laser measuring device. As they move around the home, they make note of the layout of the rooms and other features, like stairs, entryways, walls, etc. Then, the appraiser develops a detailed sketch showing the total living area of the house and the general layout. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are floorplan services needed?

Property tax records often reflect incorrect square footage because the values can come from several sources, and sometimes go unverified — meaning you may be paying for more space than you own! County property appraisers measure houses differently than certified appraisers like us that follow ANSI standards.  The county will measure to the nearest foot and we measure to the nearest tenth of a foot, resulting in differences in the square footage total.  Unless an appraiser has recently executed a valuation on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a home measurement service before contesting what you're taxed. We will determine the actual square footage, also known as the Gross Living Area of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Selling a home or property

A measuring service can assist in securing a fair market value for your home. Living space is one of the most important factors potential buyers consider when purchasing a house — but since square footage values are frequently approximated by tax records rather than accurately measured, your property listing may show less Gross Living Area (GLA) than it can take credit for.
